Waterproofing

BELOW GRADE

Below grade waterproofing is the bread and butter of what we do. It’s required during the construction phase on nearly every commercial building as well as many residential buildings. The below grade waterproofing systems we apply are fully warranted from the manufacturer and Inland against any water intrusion into the building. These warranties run anywhere from 5 to 20 years. Because of the warranty requirements, application must be completed only by personnel trained by Inland and the manufacturer.

Cold fluid applied, self-adhered sheet, bentonite sheet, HPDE sheet, hot rubber, bentonite/pvc sheet, cementitious, manufactured by Aquafin, CCW, CETCO, CIM, Grace, Kryton, Laurenco, Neogard, Pacific Polymers, Polyguard, Sonneborn, Soprema, Tremco, Xypex. Applied at underslab, blindside zero lot line, cast in place concrete, masonry.

ABOVE GRADE

Above grade horizontal application of waterproofing typically occurs over occupied space, so water tightness is critical. During construction of commercial buildings, the waterproofing treatment is applied onto the structure but is hidden beneath the finished cosmetic surface. To meet warranty requirements, application must be completed by personnel trained by Inland and the manufacturer, and every square inch of the waterproofing area must be tested through flood testing or electronic testing to verify full water tightness. These warranties run anywhere from 5 to 20 years.

DAMPPROOFING

These applications are typically done on slab on grade-type buildings, where a full waterproofing system is not required. Warranties are not provided for this scope of work except quality of installation warranty, which is provided by Inland.

Spray and roller application of numerous manufacturers’ product lines for both below foundation walls as well as an above grade air barrier system.

PEDESTAL PAVERS & PAVER SYSTEMS

The paver systems are the finished architectural element for numerous outdoor portions of the building and are applied over the top of the waterproofing treatment layer during construction. They are the walking surface that adds the pizzazz factor to courtyards, atriums, unit decks, etc. The installation of these products must be very precise, as everything must line up vertically and horizontally.

Pedestal set, sand set, mortar set pavers of various dimensions from 12’ x 12’ all the way up to 12” x 48”, both concrete and wood pavers, in a variety of architectural patterns and designs. Applied on earth, and over structure on various waterproofing and roofing systems.

VEHICLE & PEDESTRIAN TRAFFIC COATINGS

These coatings are typically the finished wear surface and must be completed with the highest degree of quality to maintain an aesthetically pleasing and pristine walk or drive surface. Very high skill level is required and comes only from years of experience. The warranties for these types of application typically run from 5 to 10 years.

Single component, multi component, PMMA, polyurea, by Neogard, Pacific Polymers, Polydeck, Soprema, Tremco. Applied on structural concrete, plywood substrates.

TANK COATINGS

The application of coating inside of water tanks is almost always performed within a confined space. Many of these tanks are located deep within the below grade portion of the structure so air monitoring, air exchange becomes critical for worker safety. Any deviation from the predetermined confined space plan must be written out, in plan form, and requires a confined space book outlining the work plan. Of course worker safety is paramount in these installations and the extensive city, county, state, and federal rules and regulations must be observed.

Interior application at water vaults, fire retention tanks, storm water tanks, etc. CIM, Pacific Polymers, Neogard, Tremco. Applied on the interior sides of concrete tanks.
